For Your Sweet Tooth

Well, I’ve got a sweet tooth, so I thought I would share my favorite Chocolate Peanut Butter Fudge recipe!

3 T. butter

1-1/2 c. Sugar

2/3 c. evaporated milk

1/4 t. salt

3/4 c. peanut butter

2 c. mini marshmallows

1 t. vanilla extract

1/4 c. semi sweet chocolate chips

Bring butter, sugar, milk and salt to a boil over medium heat, stirring constantly.  Boil for 5 minutes stirring constantly.  Remove from heat.  Stir in peanut butter, marshmallows, and vanilla.  Stir vigorously for about one minute or until marshmallows are melted.  Stir in chocolate chips until fudge appears marbled.  Pour into a lightly greased 8x8 pan; chill until firm.  Makes approximately two pounds.

2010 Race For The Cure

The 2010 Indianapolis Race for The Cure is set for Saturday April 17th.  This has got to be one of the most phenomenal fundraiser type events I’ve ever participated in.

The energy that  the friends, family & coworkers that are there to walk/run in support of a survivor, the survivors them selves, and the people who are there for no other reason than to help raise money for the cure is unbelievable.

Looking Forward To Those April Showers

april showers I am not trying to rush March out in any way, but there are only a few days left.  I am looking forward to those April Showers that will be brining the May flowers.  I will say that I have noticed several homes that have daffodils in full bloom already!

I am in love with Spring, Summer & Fall!  The sights, sounds and smells of those seasons, seem to lighten everyone’s moods.  The beautiful colors of the flowers, lush green lawns, and enjoying the outdoors.

Typically late March, early April is when the Housing market heats up.  As sellers we want to make sure that curb appeal is second to none.  Make it memorable, and inviting!  While a house can sell anytime of the year, these next few months will be awesome, as so many people entertain at home & do so on their deck, patio etc.

The square footage inside won’t change unless you add on, but with sparkling clean windows and a view of your yard, strategically placed outdoor furniture, and potted plants, you can increase the square footage that buyers can envision themselves living in!

34 Days To Go

Are you planning to take advantage of the Homebuyer tax credit?  If so, you have 34 days left to get your home under contract. 

As long as the home is under contract by 4/30/2010, and the closing happens by June 30, 2010 you will be able to claim the tax credit as it applies to your situation. 

First time homebuyers can receive up to $8000.00.  A first time home buyer is considered someone who has not owned a home in the previous 3 years.  There are other guidelines as well.

A move up/move down tax credit of up to $6500.00 is available to home purchasers who have sold their current home, and have lived in that home as their primary residence 5 consecutive of the last 8 years.  There are also additional guidelines for this tax credit.

Looking For A Lender?

Whether you are looking to purchase a home or refinance you want to make sure the lender you work with is reputable, and local!  If you don’t know where to start ask your Realtor, family, friends, or coworkers for recommendations of a lender.

There are several key factors which you want to keep in mind when looking for a lender, other than the fees involved or interest rates

You want to make sure the lending institution has a local brick & mortar office where you can go in and talk to someone face to face.  While internet banking is a great thing, there is something about being able to talk to the same person every time, in person if that’s what it takes to get the job done/

The lender you use should have a reputation for knowing the ever changing lending rules, the different types of loans available to borrowers as well as a reputation for getting the job done.

The lender should also return phone calls/email messages, as well as keep you updated as to what is going on during the loan application process.

These are just a few tips that may help the financing process.

Time is running out!

Today is March 1st!  With the beginning of March we have many things to look forward to, warmer weather, St. Patrick’s Day, Spring Break, and the Spring housing market.

If you plan on taking advantage of the extended/expanded tax credit, you only have 60 days left to get your home under contract.

Since time is running out it will be beneficial to you as a buyer to make sure you are pre approved with a lender, that way you are positive of the price range you can be in, as well as having the preapproval letter to submit with an offer you would make.  Having that letter showing that you have your financing in place puts you in a much better position as a buyer than someone who doesn’t have the preapproval letter.
