Only 106 Days Left

It is time to get out there and find your home.  Don’t keep sitting on the fence, you will run out of time.  But you are thinking, “106 Days, seems so far-off.”   Well it’s not, the time will fly quickly.

That means if you are wanting to take advantage of the Extended/Expanded tax credit it is time to get moving.  Interest rates are still low, there is a great inventory of wonderfully priced homes on the market. 

But here is the catch- your future home must be under contract by April 30, 2010, and close by June 30, 2010. 

So why I am saying that you need to start now?  MIBOR statistics show that in the Central Indiana area, the average buyer takes 9.5 weeks to find the home they are going to buy.  So that means if you start today, it would be the end of March before you find your dream home.  You then have your REALTOR present your offer.  There may be a counter offer, negotiations could take a couple of days.  Once all parties are in agreement with the Offer to Purchase and have all signed off on this offer, you will have a contract.

Also, if you are thinking of selling, now is the time to get your home on the market for the same reasons.  In order to get an offer and take advantage of the Tax credit for move up buyers your house needs to be on the market.
