Enjoy Your Family & Friends

Regardless of which holiday you celebrate during this time of the year, Christmas, Hanukkah, Kwanzaa, this is a time that many will spend with family and friends. 

A time to try & set aside the worries we carry with us every day, and have a relaxed time with those we love.  These two weeks are typically the weeks that school is out and families are able to take a vacation, visit with far away family, and be together.

As I am sure we all know, time flies.  I can’t believe we are one week away from 2010, seems like it just began.  So during this time of celebration, cherish your family and friends.  Enjoy the time you spend together.

Don’t Hesitate, You Might Miss A Deal.

Can you believe it is already the end of December?  I can’t.  Time flies.  And if you are thinking about buying a home, you don’t want to think about it too long!

With the tax credits that will expire, you really need to get busy.  The interest rates are low, and there are some great deals out there.  Believe it or not, you can also find foreclosures that need nothing more than fresh paint & updated flooring. 

Unless you know the exact home that you want, and it is for sale, it will take some time to find your dream home.   And you will also want to allow for time to get financing handled.  Sometimes it takes 30-45 days to get a mortgage processed and there are many factors that play into that.

Tax Credit at a Glance

Questions about the tax credit?  Below is a brief overview in regards to the extended $8000.00 tax credit & the expanded $6500.00 tax credit.

$8000.00 Tax Credit

•The $8,000 tax credit is for first-time home buyers only. For the tax credit program, the IRS defines a first-time home buyer as someone who has not owned a principal residence during the three-year period prior to the purchase.

•The tax credit does not have to be repaid.

•The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $8,000.

•The tax credit applies only to homes priced at $800,000 or less.

•The tax credit now applies to sales occurring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.

•For homes purchased on or after January 1, 2009 and on or before November 6, 2009, the income limits are $75,000 for single taxpayers and $150,000 for married couples filing jointly.

•For homes purchased after November 6, 2009 and on or before April 30, 2010, single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit.

$6,500 Move-Up / Repeat Home Buyer Tax Credit

•To be eligible to claim the tax credit, buyers must have owned and lived in their previous home for five consecutive years out of the last eight years.

•The tax credit does not have to be repaid.

•The tax credit is equal to 10 percent of the home's purchase price up to a maximum of $6,500.

•The tax credit applies only to homes priced at $800,000 or less.

•The credit is available for homes purchased after November 6,2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, the home purchase qualifies provided it is completed by June 30, 2010.

•Single taxpayers with incomes up to $125,000 and married couples with incomes up to $225,000 qualify for the full tax credit.

My Poor House Plants

Well, the colder weather has arrived and the houseplants that thrived on the deck all spring, summer & early fall have been moved back inside. 

Unfortunately when the plants are inside they don’t do so well.  I’ve never had much of a green thumb, but the plants I have are special to me, and I am going to have to keep them alive thru the winter. 

I have a golden pothos, that started out tiny.  It was a 1998 Mothers Day gift from my kids.  I no longer have the planter it came in, which was a double headed swan.  The plant grew, and was separated and now is in two large pots.

I also have a Spider plant that my sister gave me a start to in 1998 as well.  That start has now became two extra large pots, a medium and a small pot.

The peace lily that I received in 2001 seems to do well except in the winter months, and it stays indoors all year round.

And finally my corn plant, which also arrived in 2001.  It has grown unbelievably, and will be needing to be separated soon.

Good news is winter won’t last forever!  And there are so many resources out there for plant care, that I should be able to get the plants thru the winter with no problems.

Fall Safety Tips

Fall has arrived, whether we are ready for it or not.

And with that comes the summer projects that we try and finish up during the milder weather.  

Here are a few common sense tips just to remind you to think safety as you finish up the projects.

  • Never use water or blower extensions to clean gutters near electric lines.
  • When planting trees or shrubs, be sure there are no underground lines in the area.  Call 811 at least two working days prior to digging.
  • Never trim or climb trees near power lines.
  • Keep flagpoles and long handled tools away from overhead power lines.

Protect Your Money, Eliminate the Power Thieves

Do you remember as a child, being told to turn the lights off? Or, Why is the TV on, no one is in there watching it? Now as an adult, you are probably telling those in your household the same thing.

Did you know that there are many items in your home that are power vampires?

Believe it or not, many electronic devices which make our life easier & more entertaining use power, even when shut off.

Standby power consumption accounts for about 8% of household electricity in the United States. And this could cost the consumer about $110.00 a year.

You can eliminate those thieves, if you just know where to look.

Cell phone chargers are a big one. Even if your phone isn’t plugged into it, it is still drawing power if it is plugged into the wall.

Any device with a power indicator, that glows when it is off is a potential thief. Coffee makers, computers, gaming systems etc. If you aren’t using them, unplug them!

Same goes for TV’s, alarm clocks & other items in seldom used rooms, such as a guest room.

Plug clustered electronics into a power strip so you can turn them all off with one switch.

Also look for the Energy Star label on the products you buy. These generally use less standby energy because they are designed to be more energy efficient. You can visit the Energy Star Website to obtain more information on being Energy Smart.

Buyer Beware!

9 As a buyer you certainly want to make sure that you get the most for your money!  And any Realtor you work with would want the same.

Recently I had a buyer receive a flyer from a company that offered brand new homes, with no money down, and the company would also pay closing costs, buy out your lease.  As I talked with the buyer, she said she had been in contact with the company and they informed her she wasn’t able to use her own Realtor, if buying one of the properties that this company had, she must use the sales person with their company. His words to her were that he didn’t want to do all the work and split the money with this buyers Realtor. 

So I did contact this company to find out exactly why the buyer couldn’t have her own representation, why she would be restricted to only using this companies sales person.  The only answer the owner of the company could give, was that his business is licensed in the State of Indiana to do business, and that a buyer can’t have two Realtors represent them.  Both of these statements were true, however upon further investigation the Company and owner is not a member of MIBOR, the Metropolitan  Indianapolis Board of Realtors. 

My client talked to a couple of other people who told them that they are not going to get what they want for the price it is advertised.  They felt that indeed this offer was too good to be true, and opted to not proceed any further with this. 

In the end we wrote an offer on a home that she and her husband really did like, and could see themselves starting a family in.  When they walked in the door they said it felt like home. 

We did talk some more yesterday and she said she had been noticing the Realtor commercials since this happened last week and has come to the conclusion that possibly this company/sales person has no desire to work in the best interest of the consumer. 

She might have something there!  Consumers should be aware that Realtors have a Code of Ethics that we are bound by.   Always question someone telling you that you can’t have your own representation, it’s your money and you want someone working for you that will help to make sure you are protected!

The Countdown Is On!

If you are considering buying a home, and taking advantage of the $8000.00 tax credit, time is running out.  Right now the tax credit is set to end as of November 30, 2009.  Which means you only have 147 days to take advantage. 

Keep in mind, that the home must be purchased on or after April 9, 2009 and before December 1st, 2009.  So this means, you must close the transaction before December 1st.  In order to do this it is time to start looking for your new home, or make the plans to start looking.

You’ll want to allow time to find the home, negotiate the deal, and allow time for inspections etc, financing and getting to closing.  Even something well planned doesn’t always happen on schedule.  There are times that things come up that are completely out of everyone’s control that will delay a closing. 

There are many great homes on the market, so take advantage of all of the benefits of homeownership!

Putting Your Best Foot Forward

You’ve chosen your Realtor and you are ready to sell.  We’ve all heard the expression that you only get one chance to make a first impression.  Because of this, your home should show like a model home, regardless of it’s age.  So it is time to clean it up, pack it up and fix it up.

Currently many home shoppers start their search on the internet.  So you want those photos to show your home in it’s best light, in order to get these buyers to the door.   Even if your interior photos are spectacular, you want the exterior to shine as well.  The process starts at the street.  If a buyer is turned off by the exterior of a home, it is highly unlikely that the buyer will get out of the car to come inside and see how spectacular the interior is. 

You will want to de-personalize the house.  Buyers can become easily distracted viewing your wedding photos on the wall, the family portrait on the mantel, or your knick knack collection.  They may remember nothing about the house other than your personal items.  As a seller you want to showcase the outstanding features of the home, so that they will remember those features, when it is time to make a decision as to which home to make an offer on.

A seller should also make sure the home sparkles!  There are many cleaning professionals that will provide you with a dependable cleaning service.  Sometimes you may just want to have them come in and do a one time deep clean, that will make it easy for you to maintain.  There are several great companies that I can recommend if you don’t know of any.

Lastly in the process of depersonalizing, cleaning and staging, you may run into problem areas.  Maybe walls are scuffed and could use a fresh coat of paint, or the ceiling fan isn’t balanced, or bathroom faucet drips.  Go ahead and fix those things now.  The money you spend now can help you get the most out of your home later.

Considerations When Pricing Your Home.

Your family is growing, or the last child has now left the nest.  You’ve recently married, or have been transferred due to a job.  Whatever the reason, you’ve decided to sell your home and move on to something else. 

Selling a home is emotional for many.  But as a seller if you try and keep in mind the old saying “Home is where the heart is” it may be a little easier.  While you undoubtedly have many wonderful memories of family and events in the house you are selling, you will always have those memories, and that makes them priceless.  Unfortunately the buyers aren’t buying our memories, and we need to keep that in mind when working with our Realtor to price the home.

The good news is, on the flip side of that, upgrades and other improvements are tangible items that buyers can affix a price tag to.  But a word of caution, not all Home Improvement projects will yield a high return on investment.  The return on investment will depend on the type of improvement, how long ago it was done and what the average return on investment for that improvement in that geographic region would be.  Your Realtor can certainly help you determine these things.

How quickly do you want or need to sell?  This is another factor you should consider.  What is the absorption rate in the area?  The absorption rate tells you how many months of inventory you have on the market.  In other words it will tell you how long it will take for all homes in that area to sell if no other homes came on the market.  Use this information to determine how aggressive you need to be when pricing your home.

Considerations When Purchasing A Home!

So you’ve decided to buy a home, and are wondering what to do, where to begin?  One of the first things you will want to do is find a Realtor who you are comfortable with.  Ask friends and family if they know of anyone.  Or if you have stumbled across my blog, and are looking for a Realtor, I would love to meet with you and see if we are a good fit!

After finding a Realtor to work with, you will also want to speak with a Lender.  Find out how much house you qualify for.  Many times sellers require a preapproval letter to be submitted with an offer.  If you have met with a lender, prior to beginning your search, you are one step ahead.  Again, if you don’t know of a lender, ask your Realtor, or friends and family.

Ask the lender how long they think it will take to process the loan.  Depending on the type of loan, it could be 30-45 days, and you want to take that into consideration when setting a closing date.

Are you currently leasing or renting?  When is your lease up?  Is there a penalty for ending your lease early?  Are you able to go month to month without a substantial increase in payment if needed? 

Have you saved money for a down payment and closing costs?  Are you prepared to pay for the incidentals associated with a home purchase?  These might include a Home Inspection, Termite Inspection, deposit for utilities, & homeowners insurance just to name a few.

Do you know what area you want to live in?  What type of home?  Do you have a list of 7-10 must have items for a home you would want to purchase?  What about a list of items you would like to have?

April has arrived and those who are wanting to move during the summer months have started the process.  As buyers they are visiting open houses, driving through neighborhoods they want to live in to get a first hand look at what is available, as well as viewing homes with their agents.  Sellers have spruced up their homes and put them on the market with the hopes of attracting the buyer who is looking for a home just like theirs.

Buyers want to be sure their credit is in order prior to starting the process.  Be aware of the requirements of the different types of mortgage loans available.  Do you have money saved for a down payment and closing costs?  If you are renting, when is your lease up?  Is there a penalty for breaking your lease early, or can you do a month to month lease, if you haven’t found your new home by the time your lease is up?

As a seller you should be aware of lender requirements of the home for the various mortgage products.  Ask if you Realtor has requested preliminary title work on the home.  In my opinion (and this is only my opinion) it’s best to order preliminary title work as soon as your home is listed.  That way if anything concerning shows up, it can be addressed early in the process rather than possibly delaying a closing.  Have you had a Pre-Listing Home Inspection?  While not necessary it certainly is something to consider.  If there are any issues discovered on the inspection, they can be corrected, and it may end up saving you money in the long run.

New Family Member

Many of you may or may not know that I have two children that are grown and off doing their own thing.  I truly enjoyed being a mother, even when I thought I would pull my hair out, or theirs.  With both kids gone, my husband felt I needed someone to mother.  I truly didn’t want to adopt a child, because honestly I didn’t think I could handle another session of “teenage love drama” and all things associated with it. 

So we opted for the next best thing- we rescued a retired racing greyhound.  So once again we have someone to parent. 

Our new baby came to us on January 30, 2009.  She will be 4 on April 2nd.  Her name is Tamara, and she loves to play.  But she also likes to sleep.   She loves us unconditionally, and she is happy to see us come home, and sad when we leave.  We are still trying to figure one another out, but are getting better every day.

My cousin has 6 greys that they have rescued.  Don’t know if we can handle that many, but we can certainly handle one.  

She is very energetic at times, and absolutely loves to go on walks.  If we get her leash, she will sit down in front of us, so we can attach it to her collar and she races to the door. 

I’ve heard that pets will keep a person young, which is a good thing!  I am forced to get my exercise, because I do have to walk her, or rather she walks me!  She is pretty good with older children, and seems a bit afraid of smaller ones & will hide behind us if the little ones go towards her quickly.

Looking For an Insurance Agent?

One thing that many homebuyers will need is Homeowners Insurance.  Where do you start?  Certainly you can ask friends and families for a referral.   I can recommend a fabulous agent.

I will admit I am one of those people who doesn’t adapt to change in my personal life very well, so I hadn’t really given much thought to shopping around to see if I am getting the best rates.  A very dear friend of mine began a career with Indiana Farm Bureau Insurance, and asked for my business.   Not only can she offer Homeowners policies, but automobile, renters, life insurance and more.

I did have her review the coverage’s we had with a competitor and provide me with what she could do for me.  I was shocked with the savings, it was a no brainer, to switch from my previous agent of 15 years to Teresa Capps

She is the epitome of Customer Service.  She reviews our policy periodically and lets me know if I am able to get more coverage for less money, or that the premiums will drop, etc.   I never heard from my previous agent, unless I initiated the phone call to make a change to my policy. 

Personally, Teresa is a wonderful mother, and friend.  She is very active in her children’s activities, having coached some of their sports teams, and always there when needed.

It’s Time to Cross

Have you been sitting on the fence and wondering if you should buy a house or not?  Wanting to sell your home and move up to a larger home?

Now is a fabulous time to buy.  There is a variety of inventory to choose from, lower home prices, and low interest rates.  Why wouldn’t you want to buy now?  Have a home to sell?  Put it on the market.  You may end up pricing it lower than what you really want out of it, but if you are looking to move up, think how that will translate into the savings you will receive on your new home.

Winter Wonderland

Today, it is 22F, and I like it.  So much better than last week.  But with the snow and the arctic like cold, it is a break of sorts.  Almost balmy!

Unfortunately, because of the snow, I had to clean off the vehicle before heading out.  But since we had temps that were colder than Alaska, I found that letting the vehicle warm up, using the defrost, melted quite a bit of the snow on the windows.

And while sitting at my desk, I was reminded of a few items I needed from our storage barn, but thought those items could certainly wait.

As the snow continued to come down, I thought it was very pretty, nothing like fresh, fallen, untouched snow.

These pines covered with snow, hid the house behind.  Such a pretty winter scene.  But I am over it, and ready for sunshine!

So I am thinking if it doesn’t arrive here in Indiana soon, I am going to have to visit Siesta Key again, and soon!

Going Green

Yesterday, at the January Greater Beech Grove Chamber of Commerce meeting our speakers discussed Greening your business.  It was a very informative meeting and I learned quite a bit.

Lena Lucas publisher of  My Home Green Pages and owner of Emerald Healthy Environments (pictured left) was one of the featured speakers, as was Lynn Jenkins (pictured right), publisher of  Indiana Living Green was our other speaker.

While I have been working on going green at home and with my business, there is much more I need to do.  Some of the ideas that were presented included:

  • Telecommuting
  • Teleconference instead of travel
  • Occupancy sensors, that turn lights off automatically when you leave a room.
  • Programmable thermostats
  • Replace incandescent bulbs with Compact Fluorescent lights.

Here’s a Sign

451b8ffc62a4b138While showing homes this past week, my clients and I arrived at a very nice home.  Priced well, and from everything we had been able to ascertain prior to going in the home, this could have been a winner.

The outside needed a little TLC, but nothing a little paint & landscaping couldn’t cure.As we walk into the kitchen with the beautiful ceramic tiled floors, new cabinets, and many of them.  Things were looking good. Right number of bedrooms, as well as great sizes.   It was a bright sun shiny day, and the home had many windows, so we didn’t attempt to turn lights on, because they weren’t needed.

As I walked around the island in the kitchen, I noticed a pair of chest waders on the floor.  I commented that there may have been a water issue, which would explain the waders.  And the buyers and myself thought it may have been in the kitchen, as the dishwasher was pulled out.

Boy, were we ever wrong.  The buyer decides to go down and check out the basement. He opened the door and as he stepped onto the 4th step leading to the approx. 800 square foot basement he steps into water.  We pull out flashlights, after determining there was no power and find that the basement is FULL of water.  No kidding. 

Now I have been shown homes that the power had been shut off and the sump pump wasn’t working and have seen up to 3 feet of standing water in a basement.  I have never seen anything like this.

So you never know what you may find when viewing homes, but in the words of my buyer, “If you see waders, turn on lights or flashlights before attempting to go into the basement.”
